A buyer in Dubai or Singapore shortlisting a 4BHK in Whitefield, or a family in Mumbai commissioning a full interior fit-out, does not start on a property portal or a design studio's Instagram anymore. They open ChatGPT or Perplexity and ask directly: "best luxury developers in Bangalore for a gated villa community," or "top interior design studios in Mumbai for a modern minimalist 3BHK." Whatever the AI answers decides who gets the call. If your brand is not in that answer, the buyer never reaches your portfolio, your RERA filings, or fifteen years of project history — because they never leave the chat window.

The Numbers Say Most of India's Real Estate Brands Are Invisible

A fresh India-specific study makes the size of the gap concrete. The AI Visibility Index, published 23 August 2026, scored 23 tracked real estate developers on how often ChatGPT, Perplexity, Gemini and Google AI Overviews name them across high-intent buyer prompts. The category average: 1 out of 100. Brigade Group leads the table at a score of 4.1. The clearest evidence comes from FlyDragon's 2026 State of AI SEO in Real Estate report, a U.S. residential benchmark drawn from 8.2 million tracked buyer queries. Two findings stand out: 67% of home buyers now use an AI tool as their primary research method before contacting an agent, up from 17% eighteen months earlier, and 61.3% of buyer-side searches now begin inside an AI interface rather than a search engine. Average AI citation share across agents sits at 8.4% — roughly 91% are effectively invisible when a buyer asks a direct question.

That is U.S. data, but it lines up with what India's own numbers show independently — this isn't a regional anomaly. Real estate also has the lowest AI Overview trigger rate of any major consumer category, roughly 4.5%, far below finance or healthcare, so classical Google SEO signals carry less weight here than almost anywhere else.
